Helpful Hints To Successfully Buy Or Sell Commercial Real Estate ...

If you are new to investing, focus on one investment type at a time. Select a type of property that you think would make a good place to begin, and focus on it. You will be more successful if you can give one thing your all, rather than trying to split your attention between multiple things.

Whether you?re buying or selling commercial real estate, make sure to negotiate. Make your voice heard and strive for fair market value pricing.

When you?re shopping multiple properties, prepare a checklist to make the task easier. Do not proceed past initial proposal responses, unless you inform the property owners. You should not have any hangups about letting the owners know that you are still deciding on other properties. Letting this fact slip may even result in your getting a more lucrative deal.

When searching for a commercial real estate broker, ask about their primary source of income. The representative?s answer should be open and honest and should make it clear whether or not the interests and principles of the firm are in line with yours. You should understand how they will look out for your interests, and when they might shift their focus to their own profit.

When financing your commercial real estate endeavors, you must make sure you have financial statements for your business or yourself. It is difficult to convince the bank that you are a good financial risk if your records are not in order to back up these claims.

You should try to purchase property which has a significant number of units. If there are many units, it would be easier for you to spread the income that you are getting from each unit. Many investors tend to shun property with fewer than 10 units, as most subscribe to the idea that there is a direct correlation between the number of units and the amount of money that can be made.

Consult with your tax adviser prior to purchasing any commercial real estate property. This specialist can advise you on the building costs of any project you may be considering. He or she can also determine your taxable income. If you don?t want to pay high income taxes, your adviser can suggest some areas of the country to focus on where the tax rates are lower.

Don?t try to buy a commercial building until you have financing in place to back up your offer. Consult with friends and fellow investors to manifest a short list that includes the optimum lenders of your community. Before you start looking at commercial real estate, choose the lender that is most suitable for you. While it may take extra time to line everything up, this can help make sure you qualify for the loan.

Locating the right type of commercial real estate is only half the battle here. A little information goes a long way.

Samsung: We're still not into 3D smartphones

By now you may have already seen a handful of "leaks" on Samsung's imminent Galaxy S III, but if you ask us, they all smell like a cruel prank on anticipating fans. As far as we're concerned, the only reliable tidbits so far are the GT-i9300 and GT-i9308 codenames (the latter likely a TD-SCDMA variant for China Mobile) on Samsung's support page; along with murmurs from executives about a certain quad-core chipset and a release date. Funnily enough, we just received the following statement from Sammy who's probably not too happy about some of the speculations out there:

Although Samsung Electronics is constantly exploring new technologies for our mobile devices, we have no immediate plan to include displays featuring 3D technology in our upcoming smartphones.

So there you have it: the upcoming Galaxy S III, along with its new siblings, definitely won't feature a 3D display; and you can certainly forget that 4-inch 3D handset we heard about last February. Unless, of course, LG can convince its Korean buddy to think otherwise.

Keep on Moving: Staying Active in Mind, Body and Spirit - Healthy ...

By Latham Thomas

Now that it?s the? Spring sea?son, it?s time to shed? our coats, get out?doors and be active!? It?s so impor?tant to get a form of exer?cise daily to main?tain opti?mal heart health, healthy blood sugar lev?els, healthy mus?cle to fat ratio, good bone den?sity, bal?anced hor?mone lev?els, and of course healthy meta?bolic func?tion. Lead?ing an active lifestyle in these busy times does not have to be com?pli?cated. The fact is, you can build in some very sim?ple prac?tices to ensure that you are work?ing towards a more active lifestyle.

Step 1: Set a?Goal

If you set a spe?cific goal, you are more likely to stay focused and aligned with your lifestyle changes. Take out your jour?nal and start free writ?ing about any lifestyle goals that you may have. Then hone in on 2 to 3 real?is?tic goals that you would like to bring into fruition. Goal set?ting gives us tan?gi?ble ways to achieve suc?cess. Be sure to set bench?marks where you reward your?self after meet?ing cer?tain goals. If you pushed your?self to run out?side 3 days dur?ing the week, then reward your?self with a spa man?i?cure, for exam?ple. And don?t for?get to tell those who love and sup?port you so that they too can help keep you on?track.

Step 2: Start a Sup?port Circle

Iden?tify your cheer?lead?ers and sup?port?ers. These are? your friends and fam?ily mem?bers who really want to see you shine and suc?ceed. If you have some friends with sim?i?lar goals, then team up with them and sup?port each other. Per?haps do your work?outs together, share healthy meals twice a week, have a buddy sys?tem where you call each other when you are hav?ing a stren?u?ous day, or allow them to be there to sup?port you with words of encouragement.

Step 3: Get up and?Go!

When you wake up in the morn?ing, (and before you can ratio?nal?ize an excuse for not exer?cis?ing) get your?self ready to work out. Work?ing out at the start of your day will decrease your appetite and stim?u?late the thy?roid to release testos?terone, which will result in burn?ing calo?ries all day long. Exer?cise dur?ing the morn?ings when?ever pos?si?ble. Try power walk?ing, yoga, jog?ging, swim?ming, or spin?ning in the morn?ings to start off your day, add some resis?tance train?ing at the end of the work?out to fur?ther stim?u?late the fat burn?ing process. This might include push-ups, pull-ups, crunches, and squats; all very slow and con?trolled move?ments to elon?gate the mus?cles and strengthen con?nec?tive tis?sue. You should aim for a min?i?mum of 45 min?utes of exer?cise?daily.

Step 4: Keep it moving

Carve out time in your busy sched?ule to make sure that you, at the very least, go out?side every day. Par?tic?i?pate in some of the things you love to do out?doors ? like walk?ing,? jog?ging or bicy?cle rid?ing. Or be active indoors, by vis?it?ing a museum, tak?ing a salsa or yoga class or tak?ing a healthy cook?ing class with friends. When you stay active and do what you love, you?re happiest.

Step 5: Set your?self up For Success

Pur?chase a note?book where you will keep track of how you are feel?ing, what you are eat?ing, write your affir?ma?tions, as well as log in your work?outs. If you know you need new run?ning sneak?ers? or a new sports bra for that hot yoga class, do your?self a favor and pur?chase these things ahead of time. If you have been think?ing about get?ting more in touch with your spir?i?tual side, go to the book?store and pick up a few inspi?ra?tional books. Sched?ule healthy food shop?ping, work?outs, jour?nal?ing, read?ing, med?i?tat?ing, and of course ? ?Me time?. Orga?nize these activ?i?ties in your cal?en?dar as you would any other impor?tant part of your?day.

Internet Home Business Opportunities Financial Success | Small ...

It seems net residence company opportunities are a bit much more widespread in the US than in Europe. However the European marketplace is speedily catching on to the phenomenon of home based company and network marketing and advertising.

The benefits of a net property based organization are evident: low cost, flexible working hours and tax rewards, to name but a couple of.

But these benefits have fairly significantly been there for several years, so why the sudden growth? Why do so numerous individuals begin their own world wide web house based business right now, and why would network marketing be a excellent factor to take into account for so many other people?

Initial of all there is worldwide economic uncertainty and numerous economies are either facing a recession or are in the middle of 1. Turn open any newspaper and you can?t miss articles on firms downsizing and laying off employees by the thousands.

Network marketing offers individuals the chance to generate a component time auxiliary income, proper beside their day job.

This kind of additional income has proven a fantastic support to many families across the world. Of course several network marketers have created a full time living out of there company. Some of them have produced fortunes.

But this level of success, although offered to everyone who is willing to do the function, will not be for most people. Most network marketers run a part time property business for a tiny number of hours a week earning them a couple hundred bucks a month.

Then there is the phenomenon of cocooning, where the consumer tries to shield itself from all sorts of marketing messages. Do-no-call lists are in location, making it harder and harder for organizations to get their messages across to the consumer.

Network advertising, which is based on moving a service or product to the end consumer based on personal relationships, delivers a powerful answer to these challenges. Far more and much more traditional companies have discovered that network advertising is a extremely cost successful way to reach shoppers.

Of course we can?t forget about the net. This technology has significantly helped generating the world smaller, producing it easier to locate and disperse info. Network marketing companies have pioneered the web to inform, train and motivate their independent distributors.

The cost of home office equipment has decreased considerably.
These days you can set up a residence office for just a couple hundred bucks. Some may argue that you don?t even require that considerably.

Any personal computer with an internet connection and a phone would be enough for most network marketers to operate their company. This makes it inexpensive for everyone to begin a world wide web property based enterprise.

Compare this to the cost of running a typical business and it becomes clear why a lot more and much more individuals are being attracted to a property based chance.

And then there is the growing lack of trust in the corporate world. Not too long ago, individuals where really utilised to having a job for life. Or at least until they decided to quit. These days many folks have come to recognize that job security is a joke.

Too many people have lost their jobs a lot more than as soon as only to locate out that they were nothing but a number to their corporate employer.

It is not just the truth that you have to go out to find another job to feed your family. It?s also the truth that you?ve been listening to your employer bloating about the importance of their human assets when in the end in turns the employees where just regarded as human asses.

Network advertising not only provides individuals a opportunity to produce some extra income, it also gives them with the chance to get some of their dignity back. Helping them recognize that they don?t necessarily have to depend on their employers paycheck.

The support structures that many great network advertising firms offer are a fantastic assist to individuals joining this type of company. Not only will they obtain the correct training on their company?s goods and services. They will also be educated on personal development

The advantages of a net house based enterprise are evident and in the near future we will certainly see far more of it.

Searching at today?s trends in the economy it doesn?t take a genius to figure out that the era of monolithic companies providing jobs for life has ended. It?s time to have the courage to bet on your self once more and web house based enterprise is a excellent way to do so. And for those people that determine to take this step, taking a serious look at network marketing and advertising is just common sense. Even in a time where typical sense isn?t that widespread anymore.

A new gene thought to be the cause in early-onset forms of Alzheimer's disease

[ Back to EurekAlert! ] Public release date: 4-Apr-2012

INSERM (Institut national de la sant et de la recherche mdicale)

A new gene that causes early-onset of Alzheimer's disease has been discovered by the research team of Dominique Campion at the Insert unit 1079 "Genetics of cancer and neuropsychiatric diseases" in Rouen. The research scientists showed that in the families of 5 of 14 patients suffering from the disease, mutations were detected on the gene SORL1. This gene regulates the production of a peptide involved in Alzheimer's disease. The results of this study have been published in the review Molecular Psychiatry issued April 3rd.

Precise genetic mutations have been seen to play a part in early-onset forms of Alzheimer's disease. However, there is a sub-population of patients in whom there is no mutation of these genes. So how can these patients, in whom there are no pre-established mutations, be suffering from early-onset Alzheimer's?

To reply to this question, the research team working under the leadership of Dominique Campion and Didier Hannequin (Inserm unit 1079 and Centre national de rfrence malades Alzheimer jeunes, University hospital Rouen), studied the genes from 130 families suffering from early-onset forms of Alzheimer's disease. These families were identified by 23 French hospital teams within the framework of the "Alzheimer Plan". Of these families, 116 presented mutations on the already known genes. But in the 14 remaining families, there was no mutation at all observed on these genes.

A study of the genome of the 14 families using new whole DNA sequencing techniques showed evidence of mutations on a new SORL1 gene. The SORL1 gene is a coding gene for a protein involved in the production of the beta-amyloid peptide. This protein is known to affect the functioning of the brain cells (see insert).

Two of the identified mutations are responsible for an under-expression of SORL1, resulting in an increase in the production of the beta-amyloid peptide. "The mutations observed on SORL1 seem to contribute to the development of early-onset Alzheimer's disease. However, we still need to identify more clearly the way in which these mutations are transmitted on the SORL1 gene within families" states Dominique Campion.

Alzheimer's disease is one of the main causes of dependency among the elderly. It results from neuron degradation in different areas of the brain. Its symptoms include increased alterations to memory, cognitive functions and behaviour disorders that lead to a progressive loss of independence.

Alzheimer's disease is characterized by the development of two types of lesion in the brain: amyloid plaques and neurofibrillary degenerescence. Amyloid plaques are caused by extracellular accumulation of a peptide, beta-amyloid peptide (A?) in specific areas of the brain. Neurofibrillary degenerescences are intraneuronal lesions caused by abnormal filamentary aggregation of a protein known as a Tau protein.

The return of the Burger King ... to stock market

Burger King Worldwide Holdings Inc said it would go public through an agreement with London-listed investment firm Justice Holdings Ltd.

3G Capital, which purchased Burger King in September 2010 in a $3.26 billion deal, will get about $1.4 billion in cash and retain a 71 percent stake, the hamburger restaurant chain said in a statement.

Justice Holdings' shareholders will own a 29 percent stake in the combined company, which will be renamed Burger King Worldwide and incorporated in Delaware.

The newly-formed combined company is expected to list on the New York stock exchange.

WPCentral's Nokia Lumia 900 review - call it the HTC One X lite?

Nokia Lumia 500

ZOMG it's the Nokia Lumia 900 review! A Windows Phone! What's it doing here on Android Central?

Our more dedicated readers will remember that I got my grubby paws on the Lumia 900 back in January at CES and compared it to the Samsung Galaxy Nexus, which once was the best Android phone around. And, actually, it reminds me a lot of what we've now got in the HTC One X. It's got a big plastic (OK, polycarbonate) body, same as the One X. It's two steps backward in resolution, at 480x800, and it's gone for AMOLED whereas the One X has an excellent Super LCD 2 at 720x1280.  And we're going to have to have ourselves a regular photography showdown, as Nokia long has set the bar for optics in mobile phones.

How does WPCentral Editor Daniel Rubino put it?

“With one of the best displays for a Windows Phone around, a $99 price point and Nokia’s svelte and sexy design, the AT&T Lumia 900 is one of the best values for a smartphone today. For those people upgrading from a first generation Windows Phone to those folks just coming on board the Nokia Lumia 900 is sure to impress.”

It'll be especially interesting to watch the Lumia 900 because of that $99 price point. AT&T's yet to put a price on its HTC One X, but we're expecting it to be well above $100. If you're at all curious about Android's competition on AT&T, this is a must-read review.
